The Embassy Sky Terraces specifications are as good as the benchmark set by Embassy Lake Terraces, Embassy’s most successful luxury offering to date. The specification system is the same finish grade and brand discipline across the structural, MEP, kitchen, bathroom, electrical, safety, security and sustainability categories.

Every decision made for Embassy Sky Terraces specifications is in line with the ultra-luxury benchmark. Italian marble flooring to living/dining/bedrooms; engineered marble counter tops to kitchens; Grohe or equivalent CP fittings; 2.4 m high main entrance and bedroom doors with 0.8 mm oak veneer; double glazed panoramic sliding doors; heat strengthened laminated glass windows; floor to floor height of 3.4 m; target IGBC Green Homes Gold certification. 2. Structural Design & Building Engineering

The structural architecture of the Embassy Sky Terraces is an RCC frame and shear wall system with transfer slabs at Level 13 in post-tensioned voided slab construction. The transfer-slab design allows for column-free upper-floor spans, directly supporting the 6-foot-wide living-dining decks and the L-shaped living-dining footprint on the 4 BHK. All structural design decisions are in compliance with IS design guidelines on highrise tower load. Structural engineer’s study includes gravity load scenarios and lateral load cases.

The projected floor-to-floor height is 3.4 metres (10 feet) – providing the headroom that accommodates the 2.9 m gypsum false ceiling throughout living/dining/bedrooms and the 2.6 to 2.7 m ceiling at kitchens, lift lobby entrances, bedroom entrances and hallways. Each tower is G+23 with 4 passenger lifts (10 person capacity) and 1 service lift (20 person capacity) with the service lift accessed from a separate 2 meter wide service core. Basement parking extends on two floors, both naturally and mechanically ventilated.

Embassy Sky Terraces Italian marble flooring covers the most-used domestic surfaces – living, dining, family room and master bathroom – with matching wall cladding in the master bathroom. All bedrooms in the Sky Block of Embassy Lake Terraces are finished with Italian marble flooring. The Italian marble option provides the visual character for ultra-luxury goods, and dimensional stability to accommodate big format slab installation.

The schedule of flooring coordinates ancillary spaces with carefully chosen alternatives to the Italian marble flooring core. Utility, staff room, staff toilet and kitchen are finished with homogenous tiles, or composite wood on terrace decks. Kitchen is specified with engineered marble counters. This combination keeps the luxury continuity of the major living areas, while matching each secondary usage with the proper durability and maintenance profile.

4. Interior Finishes — Kitchens, Bathrooms & False Ceilings

The interior finishes of the Embassy Sky Terraces are informed by the discipline of everyday touchpoint that defines the delivery of luxury from luxury marketing. All inside walls to be finished in acrylic emulsion paint and external walls in mineral plaster rendering. The single level gypsum fake ceiling is at 2.9 m at the living/dining/bedroom volumes and slopes down to 2.6 to 2.7 m at kitchens, lobbies and corridors. The outcome is a height disparity which optically enlarges the main residential masses, while maintaining circulation areas at a human scale.

The interior finishes brief includes named-brand standards for the touchpoints with daily use. CP fixtures: Grohe or comparable range of good quality fixtures. Master bath with rain showers. Sanitaryware brand will be confirmed at launch – Embassy’s normal spec band is Kohler / TOTO / Grohe. Engineered marble kitchen countertops. 5. Door Window Specs

Tubular timber core doors with HDF, one side laminate and the other side veneer, are used for utility, staff and pool equipment room doors. The staff toilet doors are flush doors, laminate on both sides.

Across the window standards, all windows are heat-strengthened laminated glass with aluminium frames and safety glass. Double-glazed panoramic sliding doors to the living and sleeping rooms of each apartment provide thermal and acoustic insulation from exterior traffic. Terrace railings are of 1.1 m high Sentry laminated glass with aluminum U-channel at the top. The balcony railings end in glass. The door window standards together maintain light, vision, privacy and safety in all apartment openings.

The Embassy Sky Terraces IGBC Gold certified design framework is embedded across every tier of the project’s sustainability strategy. The project is designed for IGBC Green Homes Gold Certification with water treatment plant, optimised water consumption as per National Building Code recommendation, water drainage and rainwater harvesting as per KSPCB / BWSSB / MoEF guidelines, refuse chute and organic waste converter, solar based hot water system and zero discharge sustainability protocol.

All IGBC Gold certified design decisions across the sustainability programme are in support of both environmental performance and resident utility-cost economics. The solar-based hot water system minimizes the electrical demand across showers and kitchens, rainfall gathering reduces reliance on tanker water, the water treatment plant permits on-site grey-water recycling, the organic waste converter reduces the volume of garbage leaving the development. These combine to establish the IGBC Gold framework, which differentiates the project in its sustainability aspiration.

Electrical loads are proportional to the size of the apartment – 8 kW for the 3 BHK, 12 kW for the 4 BHK and 15 kW for the 5 BHK jodi format – with 100% effective power backup at every level of load.
