The structural architecture of the Embassy Sky Terraces is an RCC frame and shear wall system with transfer slabs at Level 13 in post-tensioned voided slab construction. Tubular timber core doors with HDF, one side laminate and the other side veneer, are used for utility, staff and pool equipment room doors. The staff toilet doors are flush doors, laminate on both sides.
Across the window standards, all windows are heat-strengthened laminated glass with aluminium frames and safety glass. Double-glazed panoramic sliding doors to the living and sleeping rooms of each apartment provide thermal and acoustic insulation from exterior traffic. Terrace railings are of 1.1 m high Sentry laminated glass with aluminum U-channel at the top. The balcony railings end in glass. The door window standards together maintain light, vision, privacy and safety in all apartment openings.

All IGBC Gold certified design decisions across the sustainability programme are in support of both environmental performance and resident utility-cost economics. The solar-based hot water system minimizes the electrical demand across showers and kitchens, rainfall gathering reduces reliance on tanker water, the water treatment plant permits on-site grey-water recycling, the organic waste converter reduces the volume of garbage leaving the development. These combine to establish the IGBC Gold framework, which differentiates the project in its sustainability aspiration.
