Master Plan — The 10.5-Acre Parcel Overview

The Embassy Sky Terraces master plan is spread across 10.5 acres on Bellary Road, Hebbal. The four towers – T1, T2, T3 and T4 – are staggered in a linear layout on the south portion of the land while the entire north half is left open as a continuous green amenity belt. The 2.4-acre vehicle-free podium extends the length of the heart of the site, linking all the towers with the swimming pool ensemble, party lawn, sports zone and the nature-play stream. The famous curving façade clubhouse dominates the north-western corner. The master plan view of the Embassy Sky Terraces images on this page is the most useful starting point – it captures the project’s 75% open-space ratio (78% in some marketing collateral), the low-density planning brief and the deliberate separation between resident landscape (north) and tower frontage (south).

Façade & Tower Elevation

The Embassy Sky Terraces tower elevation is a contemporary luxury vocab that spreads throughout the G+23 height profile. The façade is read as sharp horizontal banding with vertical bay-window articulation. The deck profile is completed by 1.1 m height Sentry laminated glass terrace rails with aluminium U-channel detailing. The unique visual rhythm of the façade is created by the aluminium-framed heat reinforced laminated glass windows and double-glazed panoramic sliding doors on every living and bedroom face.

The four towers – T1, T2, T3, T4 – each have slightly different façade expressions depending on their location in the master plan. The jodi-floor expression is realized on the higher levels of T1 (the westernmost). T2 and T3 (Central Towers) face pool and amenities podium. T4 (the most eastern) is facing the sports zone and the tree-house cluster. Each tower is 7 units per floor, the cluster layout is evident in the way each balcony reads on elevation.

The Embassy Sky Terraces property is situated on the eastern flank of Bellary Road in Hebbal, right next to Embassy Lake Terraces. The property is bounded on its northern boundary by a 30-metre-wide arterial road and on its southern edge by a 12-metre-wide service road. A short drive west across Bellary Road brings you to Hebbal Lake. These Embassy Sky Terraces project images highlight the physical context – the contiguous 10.5-acre holding, the proximity to the lake-belt, and the location in the larger Hebbal corridor.

The structural system of the project is RCC frame and shear wall system. Transfer slabs at Level 13 in post-tensioned voided slab construction enable column-free upper-floor spans, directly supporting the 6-foot-wide living-dining decks and the L-shaped living-dining footprint on the 4 BHK. Each tower contains 4 passenger lifts (10-seater) and 1 service lift (20-seater). The two level basement parking is underground, naturally and mechanically ventilated. The structural discipline demonstrated in these project images underpins the building envelope and the experience of the apartments as a place of daily usage.

Clubhouse — The Iconic Curved-Façade Structure

The Embassy Sky Terraces clubhouse is a distinct stand-alone building on the north-western corner of the land. The curved glass façade and timber screen details combine to form the visual characteristic of the development’s social heart. The clubhouse features a banquet hall, party grass for gatherings, indoor games and entertainment lounge and concierge and reception areas. The clubhouse depiction is the visual anchor across the Embassy Sky Terraces amenity photos – the facility opens into the podium on its eastern facade, with the pool ensemble, strolling corridors and the broader amenity belt right at the doorstep.

Swimming Pool Ensemble

The swimming pool ensemble serves as the visual anchor of the middle podium. The adult swimming pool is incorporated into landscaped islands with the children’s splash pool located next door for the younger inhabitants. The nature-play stream meanders through the landscaped islands as a flowing water feature. Amenity photos for this zone indicate that all towers enjoy direct sightlines to the pool from top levels, and the landscape design surrounding the pool extends the pool experience to the wider podium.

Sports & Wellness Zone

The eastern half of the podium is reserved for the area of sports and wellness. The photographs show the six-facility sports stack – tennis court, pickleball court, squash court, cricket net, multi-purpose court and the running track that weaves through the beautiful meadows. Adjacent to the sports zone, the wellness cluster includes the health club with a full-spectrum gymnasium, the yoga and meditation pavilion, the steam and sauna facilities, and the outdoor workout deck.

Family Zone & Landscape

The family zone is on the north of the podium, next to Towers 3 & 4. The visual focal point is the tree house – the project’s distinctive landscaping feature. The children’s play area, the toddler’s play area, the sand play zone and dedicated pet park surrounding it round out the family programs. Landscaped walking paths, resting alcoves and garden pavilions thread through the larger podium, allowing occupants a series of shaded outdoor places for daily walks, casual meetings and solitary retreats.

Apartment Interiors

The Embassy Sky Terraces interior renders for the 3 BHK Regular shows the living-dining footprint measuring 23'0" x 12'0" with a 6'0" x 11'0" adjoining balcony. Italian marble flooring runs throughout the living-dining and family-room volumes, with wall cladding in Italian marble carrying the visual language through to the master bathroom. The master bedroom (12'0" × 15'0") benefits from a bay window – seen in the render – which offers light and a large sense of space. The double-glazed panoramic sliding doors that connect the internal volumes to the balcony deck.

The 4 BHK interior renders have a living-dining in L-shape with a 13'0" × 20'6" primary zone and a 15'6" × 9'6" secondary zone. The render highlights the Italian marble flooring throughout the social rooms, the bay-window articulation on the master bedroom, and the spatial generosity that the 2,936 sft saleable footprint facilitates. There are balconies off bedrooms 2, 3 and 4. The kitchen-utility envelope (18’0” x 8’6”) is one of the bigger in the segment and is adjacent to the dining.

The kitchen rendering displays the engineered marble countertops, homogeneous-tile floor and premium CP fittings (Grohe or comparable). Master bathrooms have a rain shower and are fitted with sanitaryware to Embassy’s standard specification band (Kohler / TOTO / Grohe – final brand to be determined at launch) with Italian marble wall cladding, as shown in the bathroom render. These interior touchpoints constitute the daily-use luxury experience that is promised by the pre-launch positioning of the project.
