The Embassy Sky Terraces all inclusive pricing is a combination of the base saleable price and statutory and operational expenses. Buyers also need to be ready for floor rise charges (tiered every 5 floors, final schedule to be announced at launch), preferred location charges (most likely for corner units, lake-view orientations and top-floor units), club membership (one-time charge bundled at booking), maintenance corpus / sinking fund, stamp duty at around 7.65% and GST at 5% on under-construction units, over and above the base price.

The booking amount structure for Embassy Sky Terraces is a two-stage process based on the filing of an Expression of Interest (EOI). The EOI process begins with the submission of the EOI form at the Embassy office. The allocation shall be on the basis of priority number given at the time of submission of EOI.
On formal launch, the agreement to sell is executed and the EOI is converted to the booking. The payment schedule from that stage is on the Embassy’s usual construction-linked timetable, with milestone percentages to be finalised at launch.
